Building condition surveys in London

Our building condition surveys are undertaken by highly experienced and trained RICS Chartered Surveyors.  They have extensive experience of old building construction. This knowledge is vital in London, where the majority of properties do not have cavity walls, and are built with traditional materials - lime mortar and lime plaster.  When these materials are absent in the building after years of inappropriate renovations, damp and rot can set in.  We understand the reasons for these problems and can always help you understand the reasons for the building's condition.  Our building condition survey, or homebuyer survey - is far more detailed and thought provoking than most building surveys.  It's because we understand old houses - we live in them, we work with them, and we know how to make them warm and dry.

We have worked on many of London's presigious sites, and has a thorough understanding of building construction. Our building surveys are not just 'tick box' - they go into intimate detail about the building, its history and development. and the reasons for any problems found.

Often when undertaking building surveys in London, we find problems related to timber and dampness.  We understand the real reasons for these problems, and can advise and help you to find solutions without recourse to damp proofing - which does not work.  We work closely with manufacturers who produce humidity control equipment, and can help keep your potential purchase warm and dry.

We don't do average surveys.  We work with the latest equipment, including thermal imaging, thermo hygrometers, carbide testing, in order to understand the building, and the way it behaves.  We highlight areas where condensation is likely, and thus where damp problems might occur.  We offer sensible pragmatic advice as to how to fix these problems, and approximate costs to do so.  We can sometimes help with arranging works.  

We have worked with homes in Central London costing many millions, and have numerous very happy clients, with nice cosy warm homes - just because it's old, your London home doesnt have to have a musty damp basement!  One of our clients recently emailed Pete from her best-selling book launch in New York to confirm her purchase, and how excited she was, after we completed a survey which proved the 'rising damp' diagnosis by a previous 'wally' surveyor was totally wrong.  We'll be helping with the house in due course.
